We See What Others Miss.

With backgrounds in renovation, development, and design, we assess every property through a builder's lens. That means smarter pricing, better preparation, and a sharper eye for value — hidden or obvious.

From Strategy to Signature.

We don't hand you off. We handle disclosures, inspections, marketing, negotiations, and everything in between — with the precision and calm of people who have been through it hundreds of times.

We Make People Money in Real Estate.

We're investors ourselves. That means we think about every transaction the way you should: as a financial decision. We help you buy smart, sell prepared, and always see a return.

What We Do

Renovation Design & Project Management

Execution is where most sales succeed or fail. Our renovation approach is defined by one guiding principle: the design must feel like it belongs in a design magazine, yet appeal to the broadest possible buyer pool. We coordinate every aspect of the renovation from permitting and material sourcing to scheduling and site supervision using a trusted network tradespeople who understand our standards and timelines.

Cost Management & Investor Transparency

There are no surprises in this partnership. Before a single nail is pulled, you receive a detailed renovation budget broken into trades, a projected timeline, carrying cost estimates, and a realistic range of post-renovation sales values based on current comps.

Strategic Listing & Sales Process

The sale of a renovated property is not a passive event, it is a campaign. We list each home with a full professional photography package, thoughtfully staged interiors, and a targeted marketing strategy calibrated to attract motivated, pre-qualified buyers. Our network of agents ensures pre-launch visibility before the property hits the open market, routinely generating multiple offers within days of listing.

Off-Market Access & Deal Sourcing

The best investment properties are never listed publicly. Through years of cultivated relationships we maintain a private pipeline of properties off market. Properties are pre-screened for renovation potential, neighborhood comps, and projected profit margins before they ever reach your inbox.

Recent Projects

Every property in our portfolio began as an overlooked opportunity — reimagined with intention, and sold above the expectations of the neighborhood. These are not generic renovations. They are deliberate transformations, each one designed to shift a buyer's perception of what a home in that location can be.

Home buyers touring a single-family home in Marin County with their real estate agent

Meet Louca, the Wizard

"Equal parts strategist and operator — with the builder's instinct to know exactly what a home is worth, and why."

Louca Bornemann is a full-service real estate professional with a track record spanning hundreds of millions of dollars in residential transactions across San Francisco and Marin County. What sets him apart isn't just volume — it's his background.

Having personally renovated homes, Louca approaches every property through a design-driven, value-first lens. He can walk into a listing and tell you, within minutes, what it needs, what it's worth, and what buyers will say when they see it. That instinct — equal parts builder, designer, and dealmaker — is what his clients pay for, and what consistently moves the needle on outcomes.

Louca is hands-on at every stage. He personally manages strategy, disclosures, inspections, marketing, negotiations, and closing — nothing gets handed off, nothing gets missed. His clients describe him as calm under pressure, sharp on detail, and clear in communication — even when deals get complicated.

If you're selling, he'll make your home irresistible. If you're buying, he'll show you what others can't see. Either way — you'll know exactly what's happening and why.

Meet Tyler, the Pro

"Eight Ironman World Championships. Olympic Trials. Blue ribbons in show jumping. And a client portfolio that consistently wins in real estate."

Tyler Stewart doesn't do average. It's not a philosophy — it's a way of life that has played out on the world stage, in the saddle, and across hundreds of real estate transactions.

As a former professional Ironman triathlete, Tyler competed at the Ironman World Championship eight times — finishing in the top ten as a professional and winning the amateur division twice before going pro. She went to the Olympic Trials. In the equestrian world, she consistently earns blue ribbons in show jumping, one of the sport's highest honors. The same focus, discipline, and hunger for excellence that defined her athletic career is precisely what she brings to her clients.

Tyler bought her first home at 24, and has never stopped. Today, her portfolio includes multi-unit investment properties, single-family rentals, and vacation homes — a living proof of concept built on decades of learning what works, what holds value, and what buyers and sellers actually need.

Her approach is direct: teach buyers to buy smart, help sellers sell prepared, and make sure every client sees a return on their investment. She's been through the highs, the hard deals, and everything in between — and she'll be by your side through all of it.

Passion, grit, and an allergy to mediocrity. That's Tyler Stewart.

  • "Tyler and Louca were absolutely fantastic in helping us close our dream home in one of the best San Francisco neighborhoods. We've been looking for almost 10 months in an incredibly competitive market, and it seemed that nothing would ever come of it. Her team is super responsive, extremely trustworthy, spend a lot time in making sure your goals are met, and..."

  • Tyler was incredibly helpful, and she and Louca make a fabulous team! They were available on short notice to help us look at inventory, talk through the value of each property we liked, and ultimately helped us land our new home. They also helped a huge amount with the move in and upgrades after move in. I highly recommend them.
