There are no surprises in this partnership. Before a single nail is pulled, you receive a detailed renovation budget broken into trades, a projected timeline, carrying cost estimates, and a realistic range of post-renovation sales values based on current comps. Carrying costs — including property taxes, insurance, financing, and utilities for the duration of the project — are the investor's responsibility and are modeled into every deal analysis from the start. Monthly progress reports keep you informed without requiring you to be on-site.

Strategic Listing & Above-Market Sale

The sale of a renovated property is not a passive event — it is a campaign. We list each home with a full professional photography and video package, thoughtfully staged interiors, and a targeted marketing strategy calibrated to attract motivated, pre-qualified buyers. Our compensation structure is designed to keep interests perfectly aligned: I only do well when you do well. There are no hidden retainers, no sourcing fees charged to the investor, and no surprise markups on renovation contracts.

As your agent, I am compensated by the seller at acquisition — meaning you pay nothing to access our off-market deal flow. On the back end, I list and sell the renovated property as your listing agent, earning a standard commission. A 3% project management fee covers coordination of the full renovation from start to finish.

Acquisition Commission: Paid by the seller at closing — standard buyer's agent commission. You pay $0 to source and acquire the property.

Listing Commission at Sale: A standard listing commission is earned when the renovated property sells. Paid from sale proceeds at closing.

3% Project Management Fee: A small flat fee of 3% of renovation costs covers full project management — scheduling, vendor coordination, budget tracking, and on-site supervision from demo to staging.

Its Your Project: As the investor, you hold title and all rights to the home. No leins, no counterparty risk. Think of us as your secret partner.
